Subiaco is no stranger to reinvention.
In the 1800s the land was cleared for farming infrastructure. By the 20th century, Subiaco was known for its community feel as the home of footy in Western Australia and the local Pavilion Markets.
Now that these are gone, what identity will Subiaco take on next?
Blackburne's mixed-use development is set to turn the page on a new chapter.
At the heart of the city, One Subiaco will inject new life into the old Pavilion Markets site, which has sat derelict on Rokeby Road for more than a decade.
“We wanted to create a space that could bring people together, just like the Pavilion Markets did for 20 years, taking inspiration from the past to reimagine a new community hub,” said Blackburne founder and managing director Paul Blackburne.
“Some of my fondest childhood memories were made in Subi, visiting the markets with my family. That vibrant hustle-and-bustle somewhat left when the Pavilion shut, I wanted to bring that atmosphere back, but with a unique twist.”
The ground floor of the development will host a mix of permanent and pop-up market stalls of curated designers and boutique artisans, bespoke alfresco cafes and restaurants, landscaped pocket parks and an open space for community activations, gatherings and buskers.
Blackburne will also upgrade the adjacent streetscape on Sedan Street to integrate with its contemporary open space and complement its range of apartment residences, with expressions of interest now open.
“One Subiaco has been designed as a place for everyone; locals, broader city residents and tourists alike, inspired by Subiaco’s existing heritage, charm and character,” Mr Blackburne said.
“This new precinct will be a place where friends catch up over dinner, professionals relax on their lunch break, families meet for coffee after dropping the kids off at school and the wider community come together for local gatherings like Carols by Candlelight.”
One Subiaco neighbours Subiaco’s cultural strip, which includes the Regal Theatre, and will be less than a 10 minute walk to the state government’s new secondary school Bob Hawke College, currently under construction.
“One Subiaco will be the new town centre, with everything at its doorstep,” Mr Blackburne said.
“Residents will enjoy a short drive to the beach, a stroll to Kings Park, plus only a few minutes drive to the CBD and The University of Western Australia.”
As part of the state’s new Forrestfield-Airport Link, due for completion in 2021, Perth’s trains will run every seven or so minutes from Subiaco station.
“There has already been an influx of corporate tenants in Subiaco and the train frequency will only increase the appeal for businesses,” Mr Blackburne said.
In addition to a range of large apartment residences, One Subiaco will also comprise an expansive private deck with heated swimming pool, a residents cocktail lounge, private dining room and shared kitchen amenities.

“Our development supports a cosmopolitan lifestyle, while promoting a community feel - the one characteristic that has remained unchanged throughout Subiaco’s history, which we wanted to preserve for generations to come,” Mr Blackburne said.
