Retirement village developer National Lifestyle Villages is putting the final touches to the design of its new flagship lifestyle village at 891 Mandurah Road, Rockingham.
The 420-home village will be the sixth and largest village in the company’s Western Australian portfolio and the first to use recycled sewerage to irrigate its gardens.
NLV chief executive John Pirie said the Rockingham Lifestyle Village would be breaking new ground in water and energy efficient living through a combination of sustainable design measures and recycling programs.
“This village will be the centerpiece of our WA portfolio. We’ve learned so much from our past projects and keep getting better and better at delivering,” Mr Pirie told WA Business News.
“It’s a complicated process to develop the villages, from sourcing the land through to building the transportable homes and clubhouses with all the bells and whistles and creating a thriving community. We’re definitely becoming more efficient at managing this process.”
It seems retiring baby boomers have helped shape the company’s strategy, with the Rockingham project being geared towards the over 45s with tennis courts, a bowling green, indoor heated swimming pool, gym, squash courts, 74-seat cinema, art centre and recycling facility on offer.
NLV has developed lifestyle villages at Joondalup, Tapping, High Wycombe, Erskine and Busselton, which have tapped into the younger, more active market.
Typically, residents can purchase a home of their choice before signing leases of between 45 and 60 years to occupy the site and access the village facilities.
Mr Pirie said the homes had yet to be priced, but the company had already received more than 200 expressions of interest on the Rockingham Lifestyle Village and was confident sales activity would be strong come its September pre-sale release.
Despite the current demand for large land parcels around Perth, Mr Pirie said NLV was confident in its ability to source additional sites to grow the company’s portfolio of villages.
“Not all our projects will be 400 to 500 home villages. Depending on the size of the land available, we will change our brief to suit,” he said.
